Welcome to ReelEstate.

These Terms of Service govern your access to and use of our website, mobile app, platform, tools, listing feed, agent profiles, saved home features, CRM tools, video posting features, and related services.

By using our platform, you agree to these Terms. If you do not agree, do not use the platform.

1. What We Do

ReelEstate is a rental discovery, marketing, and software platform.

We help renters discover home listings through short-form video, saved home tools, comparison tools, and agent connection features.

We help agents market listings, manage profiles, post listing videos, organize leads, and connect with interested renters.

We are not a real estate brokerage, landlord, property manager, leasing agent, legal advisor, financial advisor, or party to any lease agreement unless expressly stated in writing.

2. Users and Agents

The platform may be used by:

  • Renters or consumers browsing home listings
  • Real estate agents
  • Leasing agents
  • Property representatives
  • Agencies or teams
  • Other approved users

Agents are responsible for making sure they have the proper licenses, permissions, advertising rights, and authority to post listings, videos, photos, pricing, descriptions, and availability information.

3. Account Registration

To use certain features, you may need to create an account.

You must be at least 18 years old (or the age of majority where you live) to create an account or use the platform. The platform is intended for adults and is not directed to children.

You agree to provide accurate information and keep your login credentials secure.

You are responsible for all activity under your account.

You may not create an account using false information, impersonate someone else, or use another person’s account without permission.

4. Listings and Home Information

Listings may include videos, photos, descriptions, prices, availability, fees, amenities, neighborhood information, agent contact details, and other rental information.

Agents and listing providers are responsible for the accuracy of listing content.

We do not guarantee that any listing is accurate, available, current, complete, or suitable for any user.

Rental prices, fees, availability, concessions, and terms may change at any time.

Users should verify all information directly with the agent, landlord, building, or property manager before applying, signing a lease, or making any payment.

5. No Brokerage Relationship

Use of the platform does not create a broker-client, agent-client, fiduciary, advisory, or professional relationship between you and ReelEstate.

If a renter contacts an agent through the platform, any professional relationship is between the renter and that agent, not with ReelEstate.

We do not negotiate leases, represent renters, represent landlords, collect rent, hold security deposits, approve applications, or guarantee lease outcomes.

6. Agent Responsibilities

Agents agree that they will:

  • Only post listings they are authorized to market
  • Follow applicable real estate laws and advertising rules
  • Follow fair housing laws
  • Keep listing information accurate and updated
  • Avoid misleading pricing, availability, or fee information
  • Disclose required information to users
  • Respect user privacy
  • Not upload illegal, deceptive, discriminatory, or infringing content

7. User Responsibilities

Users agree that they will:

  • Use the platform lawfully
  • Provide accurate information when contacting agents
  • Not abuse, harass, spam, scrape, or misuse the platform
  • Independently verify listings before making rental decisions
  • Not rely solely on platform content when signing a lease or making payments

8. Subscriptions and Paid Features

Agents may purchase subscriptions, listing slots, video posting access, profile upgrades, boosted visibility, CRM tools, or other paid features.

Subscription terms, pricing, included features, renewal periods, and cancellation rules may be shown at checkout or inside the agent dashboard.

We may modify pricing or features over time.

Unless otherwise stated, subscriptions renew automatically until canceled.

9. Payments

Payments may be processed by third-party payment providers.

By purchasing a paid feature, you authorize us or our payment processor to charge your selected payment method.

You are responsible for applicable taxes, fees, and charges.

10. Cancellations

Agents may cancel their subscription according to the cancellation process shown in the account dashboard or billing portal.

Cancellation stops future renewal charges but does not automatically refund prior payments unless required by law or stated in our refund policy.

11. User Content

You may upload or submit content, including videos, photos, text, listing information, profile information, messages, reviews, saved home notes, and other materials.

You retain ownership of your content, but you grant ReelEstate a license to use, host, display, reproduce, modify, distribute, and promote that content as needed to operate and market the platform.

You represent that you have all rights necessary to upload and share your content.

12. Content Removal

We may remove, restrict, edit, or disable content that violates these Terms, our policies, applicable law, or platform standards.

We may suspend or terminate accounts that repeatedly violate our rules.

13. Prohibited Conduct

You may not:

  • Post false, misleading, or fake listings
  • Post discriminatory housing content
  • Upload content you do not own or have permission to use
  • Harass, threaten, or abuse users or agents
  • Scrape or copy platform data
  • Attempt to hack, reverse engineer, or disrupt the platform
  • Use the platform for fraud, spam, or illegal activity
  • Misrepresent your identity, license status, agency, or authority

14. Fair Housing

Users and agents must follow all applicable fair housing laws.

Discriminatory housing content, preferences, exclusions, or targeting based on protected characteristics is prohibited.

15. Third-Party Services

The platform may connect to or use third-party services such as payment processors, analytics tools, hosting providers, maps, video storage, email providers, authentication providers, or app store services.

We are not responsible for third-party services, websites, or policies.

16. Disclaimers

The platform is provided “as is” and “as available.”

We do not guarantee uninterrupted service, error-free operation, listing accuracy, rental availability, agent performance, user quality, lease approval, or financial outcome.

17. Limitation of Liability

To the fullest extent allowed by law, ReelEstate is not liable for indirect, incidental, special, consequential, punitive, or lost-profit damages.

Our total liability for any claim will not exceed the amount you paid to us in the three months before the claim, or $100 if you did not pay us.

18. Indemnification

You agree to defend and hold harmless ReelEstate from claims arising out of your use of the platform, your content, your listings, your violation of these Terms, or your violation of law.

19. Governing Law and Venue

These Terms are governed by the laws of the State of Illinois, without regard to its conflict-of-laws rules. Subject to the arbitration section below, the state and federal courts located in Cook County, Illinois have exclusive jurisdiction over any dispute not subject to arbitration, and you consent to that jurisdiction and venue.

20. Dispute Resolution; Binding Arbitration; Class-Action Waiver

Please read this section carefully — it affects how disputes are resolved and limits your ability to bring a class action.

Except for small-claims matters and requests for injunctive relief, any dispute between you and ReelEstate arising out of or relating to these Terms or the platform will be resolved by final and binding individual arbitration, rather than in court, administered under the rules of a recognized arbitration provider.

Class-action waiver. You and ReelEstate agree to bring claims only in an individual capacity, and not as a plaintiff or class member in any class, collective, consolidated, or representative proceeding.

Where you have a right to do so under applicable law, you may opt out of arbitration by notifying us through the contact page within 30 days of first accepting these Terms. Nothing here limits rights that cannot be waived under the law that applies to you.

21. Severability

If any provision of these Terms is found unenforceable, that provision will be limited or removed to the minimum extent necessary, and the remaining provisions will stay in full force and effect.

22. Entire Agreement

These Terms (together with the other documents on this page and our Privacy Policy) are the entire agreement between you and ReelEstate regarding the platform, and supersede any prior agreements on that subject.

23. Assignment

You may not assign or transfer these Terms without our prior written consent. ReelEstatemay assign these Terms, for example in connection with a merger, acquisition, or sale of assets. These Terms bind and benefit each party’s permitted successors and assigns.

24. Termination

We may suspend or terminate your access if you violate these Terms, create risk for the platform, or misuse the service.

You may stop using the platform at any time.

25. Changes to These Terms

We may update these Terms from time to time.

If changes are material, we may notify users by email, in-app notice, or website notice.

Continued use of the platform after updates means you accept the revised Terms.

Agent Subscription & Billing Terms

These Agent Subscription & Billing Terms apply to agents, agencies, teams, and other business users who purchase paid access to ReelEstate.

1. Paid Plans

Agents may purchase plans that include features such as:

  • Agent profile
  • Video listing slots
  • Listing management tools
  • Saved building tools
  • Lead management tools
  • CRM features
  • Analytics
  • Visibility or promotional features

Plan details may vary by tier.

2. Listing Slots

A listing slot means an active listing/video placement available under the agent’s plan.

Agents may replace listings in their available slots, subject to platform rules.

Listing slots do not guarantee views, leads, lease signings, approvals, or revenue.

3. Subscription Renewal

Unless stated otherwise, subscriptions renew automatically until canceled.

By subscribing, you authorize recurring charges to your payment method.

4. Cancellations

You may cancel your subscription through the billing portal, account settings, or by contacting support.

Cancellation stops future renewal charges.

You may continue to access paid features until the end of the current billing period unless otherwise stated.

5. Plan Changes

You may upgrade or downgrade plans where available.

Changes may take effect immediately or at the next billing cycle depending on platform settings.

6. Failed Payments

If payment fails, we may retry payment, limit access, pause listing visibility, or cancel the subscription.

7. No Guarantee

Paid subscription does not guarantee leads, renters, lease signings, listing performance, impressions, clicks, or conversions.

8. Taxes

You are responsible for applicable taxes unless collected by us or our payment processor.

9. Account Responsibility

Agents are responsible for keeping billing information accurate and current.

Listing and Video Posting Policy

This policy applies to all listings, videos, photos, descriptions, and property content uploaded to ReelEstate.

1. Authorized Listings Only

Agents may only post listings they are authorized to market.

You must have permission to use all videos, photos, descriptions, logos, floor plans, building names, and property information.

2. Accurate Information

Listings must be accurate and not misleading.

This includes:

  • Rent price
  • Fees
  • Availability
  • Bedrooms
  • Bathrooms
  • Square footage
  • Location
  • Amenities
  • Pet policy
  • Parking
  • Utilities
  • Move-in costs
  • Application requirements

3. Availability

If a listing is no longer available, leased, paused, or materially changed, the agent should update or remove it promptly.

4. Video Content

Videos should show the actual unit, model unit, building, or amenity represented.

If a video shows a model unit, similar unit, staged unit, or general building tour, that should be made clear where appropriate.

5. Prohibited Listing Content

You may not post:

  • Fake listings
  • Bait-and-switch listings
  • Listings you are not authorized to market
  • Misleading prices or hidden fees
  • Discriminatory housing statements
  • Stolen videos or photos
  • Watermarked content from unauthorized third parties
  • Illegal, offensive, explicit, or unsafe content

6. Fees and Pricing

Agents should clearly disclose known required fees where possible.

Examples may include:

  • Application fee
  • Admin fee
  • Move-in fee
  • Parking fee
  • Pet fee
  • Pet rent
  • Utility fee
  • Amenity fee
  • Storage fee

7. Fair Housing

Listings must comply with fair housing laws.

Do not include discriminatory preferences, exclusions, limitations, or language based on protected characteristics.

8. Platform Rights

We may remove, hide, restrict, or reject listings that violate this policy or create risk for the platform.

Repeated violations may result in account suspension or termination.

Real Estate Platform Disclaimer

We do not represent renters, landlords, agents, property managers, or buildings in real estate transactions.

Listings are provided by agents, agencies, landlords, property representatives, or other third-party sources.

We do not guarantee:

  • Listing accuracy
  • Rental availability
  • Pricing accuracy
  • Fee accuracy
  • Lease approval
  • Agent performance
  • Building quality
  • Safety of any property or neighborhood
  • Outcome of any rental application

Users should independently verify all listing information before applying, paying fees, signing a lease, or making rental decisions.

Agents are responsible for complying with licensing, advertising, fair housing, and real estate laws.

Refund and Cancellation Policy

This policy applies to paid subscriptions and paid features on ReelEstate.

1. Cancellations

Agents may cancel their subscription at any time through the available account or billing tools.

Cancellation prevents future renewal charges.

2. Access After Cancellation

Unless otherwise stated, agents may continue using paid features until the end of the current billing period.

3. Refunds

Subscription payments are generally non-refundable unless required by law or expressly stated otherwise.

We may review refund requests case by case.

4. Duplicate or Accidental Charges

If you believe you were charged in error, contact us via the contact page.

5. App Store Payments

If a payment is made through Apple App Store or Google Play, refund requests may be handled by the applicable app store under its own policies.

Community Guidelines

We want ReelEstate to be useful, professional, and safe for renters and agents.

Users and agents may not:

  • Harass, threaten, or abuse others
  • Spam users or agents
  • Post fake or misleading information
  • Discriminate in housing-related content or communication
  • Upload stolen videos, photos, or listing content
  • Misrepresent identity, agency, license status, or authority
  • Use the platform for scams, fraud, or illegal activity
  • Attempt to bypass security or scrape platform data

Agents should communicate professionally and respond honestly to renter inquiries.

Renters should submit accurate inquiry information and avoid abusive or fraudulent behavior.

We may remove content or suspend accounts that violate these guidelines.

Copyright and DMCA Policy

ReelEstate respects intellectual property rights.

If you believe content on the platform infringes your copyright, you may send a notice to ReelEstate via the contact page.

Your notice should include:

  • Your name and contact information
  • Identification of the copyrighted work
  • Identification of the content you believe is infringing
  • A statement that you have a good-faith belief the use is unauthorized
  • A statement that the information in your notice is accurate
  • Your physical or electronic signature

We may remove or disable allegedly infringing content.

Users who repeatedly infringe may have their accounts suspended or terminated.

If your content was removed and you believe it was removed by mistake, you may submit a counter-notice where permitted by law.

Mobile App End User License Agreement

This Mobile App End User License Agreement applies to your use of the ReelEstate mobile application.

We grant you a limited, non-exclusive, non-transferable, revocable license to install and use the app for personal or authorized business use.

2. Restrictions

You may not:

  • Sell, rent, lease, or sublicense the app
  • Use the app for illegal purposes
  • Interfere with app security or functionality
  • Scrape, harvest, or misuse platform data

3. Updates

Safety and Fair Housing Notice

Agents, agencies, landlords, property representatives, and users must follow applicable fair housing laws.

Housing content and communication may not discriminate based on protected characteristics, including race, color, religion, sex, disability, familial status, national origin, or any other protected category under applicable law.

Users should use their own judgment when touring properties, meeting agents, sharing personal information, applying for homes, or making payments.

We recommend verifying:

  • Agent identity
  • Listing availability
  • Building contact information
  • Lease terms
  • Required fees
  • Payment instructions
  • Application requirements

Do not send money or sensitive information unless you are confident the request is legitimate.

Data Processing Addendum (Agents)

This Data Processing Addendum (“DPA”) forms part of the Terms of Service and applies when an agent stores personal information about renters or leads (for example, a renter’s name, contact details, budget, income, or credit score) in the ReelEstate CRM or other agent tools.

1. Roles of the Parties

For renter/lead personal data an agent puts into the platform, the agent is the “controller” (they decide why and how it is used) and ReelEstate is the “processor”(we process it on the agent’s behalf to provide the tools). For ReelEstate’s own account, billing, and platform data,ReelEstate is the controller under our Privacy Policy.

2. Scope and Instructions

ReelEstatewill process renter/lead personal data only to provide the platform, in accordance with the agent’s use of it and these Terms, and will not use it for our own unrelated purposes or sell it.

3. Agent Responsibilities and Warranties

The agent is responsible for, and warrants that they have, a lawful basis and any required notice or consent to collect and store renter/lead personal data on the platform, and that doing so complies with applicable privacy and fair-housing laws.

4. Confidentiality and Security

ReelEstate keeps this data confidential and protects it with measures including encryption in transit, row-level access controls so each agent can only reach their own records, and least-privilege handling of credentials.

5. Sub-processors

The agent authorizes ReelEstate to use the sub-processors listed in our Privacy Policy (such as Supabase for storage) to process this data, and to update that list as our providers change.

6. Data-Subject Requests and Breach Notice

ReelEstate will reasonably assist the agent in responding to renter requests to access, correct, or delete their data, and will notify the agent without undue delay after becoming aware of a personal-data breach affecting that data.

7. International Transfers

Where renter/lead data is transferred out of the EU/UK, the parties rely on appropriate safeguards such as the Standard Contractual Clauses. [CONFIRM the transfer mechanism with counsel.]

8. Return or Deletion on Termination

On termination, or on the agent’s request, ReelEstate will delete or return the renter/lead personal data it holds for that agent, except where retention is required by law.

9. Order of Precedence
